A real moisture survey uses systematic methods, covers the full roof area, and produces a moisture map that shows the spatial distribution of wet versus dry insulation.

Nuclear moisture scanning uses a surface-contact instrument that emits low-level nuclear radiation and reads the returning signal to measure hydrogen atom concentration in the insulation below the membrane. Since wet insulation has a higher hydrogen concentration than dry insulation, the instrument can distinguish wet and dry zones without opening the membrane. The result is a data point every 5 to 10 feet across the roof surface, which we map to produce a moisture distribution diagram.

Nuclear scanning is our standard survey method for Atlanta buildings where a moisture map is required before the capital decision. The instrument we use - a Troxler 3440 or equivalent - is calibrated and operated under a Nuclear Regulatory Commission license.
