Atlanta's commercial roof inventory was built in three distinct waves, each presenting different scope challenges today. The first wave - 1970s through mid-1980s downtown office construction along the Peachtree corridor - produced the Class A high-rise stock in downtown and early Buckhead that is now in active second or third reroof cycles. The second wave - late 1980s through early 2000s suburban office and industrial buildout in Perimeter Center, Sandy Springs, Cobb Galleria, and Gwinnett - produced the large inventory of 1990s and 2000s flat roofs that are now at or past their original warranty life, driving the heaviest replacement demand in the market today. The third wave - 2010s Midtown tech corridor and BeltLine-adjacent mixed-use construction - is now in first maintenance cycles.

We work across all three. Our project managers have documented roof conditions on Buckhead Class A towers that still carry original Versico TPO from 2001 alongside Sandy Springs office parks running 45-mil systems from their first 2008 reroof. That continuity - knowing which buildings are on which generation of system and where they sit on the lifecycle curve - is what drives the value of our condition assessments versus a walk-in bid.

Downtown / Peachtree Corridor / Centennial Olympic Park: The commercial core along Peachtree Street from Five Points through Midtown includes Class A office towers, major hotels, the Georgia World Congress Center, State Farm Arena, and the Centennial Olympic Park district. Much of this inventory was renovated or re-roofed in the run-up to the 1996 Olympics and is now in active second reroof cycles. Crane access in downtown Atlanta requires permit coordination with GDOT and the City of Atlanta - we handle this as part of pre-construction.

Buckhead Class A Cluster: The commercial concentration along Peachtree Road and Piedmont Road in Buckhead - One Alliance Center, 3344 Peachtree, Three Alliance Center, Monarch Tower, and the surrounding Class B office and retail buildings - represents some of the densest commercial roof density in the Southeast. Midtown / Tech Square: The Midtown corridor from 10th Street north to 17th Street, led by Georgia Tech's Technology Square, includes a mix of 1990s office buildings undergoing repositioning, 2010s mixed-use construction, and the Georgia Tech campus facilities. Many of the repositioned 1990s buildings are in first or second reroof. Campus facilities at Georgia Tech are subject to University System of Georgia procurement requirements - we are familiar with the bid documentation format these projects require.

Westside / Atlantic Station / Howell Mill: The Atlantic Station mixed-use development and the Westside manufacturing and warehouse district along Marietta Street and Howell Mill Road include both new-construction commercial (2000s Atlantic Station) and converted 1920s through 1960s industrial buildings with unusual roof substrates - brick parapets, timber decks, older structural steel. These older buildings require custom flashing and detail solutions that off-the-shelf manufacturer details do not accommodate.
