Commercial Roofing in Marietta and Cobb County

Commercial roof inspections, replacements, and emergency response across Marietta and Cobb County - industrial corridors, Cobb Galleria, Cumberland interchange, Kennesaw, and Smyrna.

Request this scope

Cobb County's industrial base, the Cobb Galleria office cluster, the Cumberland interchange, Dobbins Air Reserve Base, and the Bell/Lockheed defense manufacturing corridor - all within our primary response zone from Atlanta.

Marietta and Cobb County represent the largest industrial and manufacturing concentration in the Atlanta metro outside of the Fulton County core. The Lockheed Martin plant in Marietta - one of the largest manufacturing facilities in Georgia by square footage - set the template for heavy industrial building in this corridor. The surrounding supplier and defense-adjacent industrial base, the Cobb Galleria convention and office cluster at the I-75/I-285 interchange, the Cumberland business district stretching west along I-285, and the Kennesaw and Smyrna commercial corridors give Cobb County a commercial roof inventory that spans from 1950s heavy industrial to 2010s Class A office.

We run regular inspection routes through Marietta, Kennesaw, Smyrna, and the Cumberland corridor. The Cobb Galleria-area office stock from the 1990s and early 2000s is in active reroof demand - many buildings in this cluster are running their first-generation TPO or modified bitumen systems at end of life. The Marietta industrial corridor has a significant inventory of built-up roofing and early-generation EPDM on large-footprint manufacturing buildings that are approaching or past their original warranty life.

Cobb Galleria / Cumberland Interchange (I-75 at I-285): The commercial concentration at the I-75/I-285 interchange includes the Cobb Galleria Centre, the Renaissance Waverly Hotel, and a dense cluster of Class A and B office buildings developed primarily in the 1990s and early 2000s. Most of these buildings are running 20-to-25-year-old TPO or modified bitumen systems that are in active reroof or major-repair cycles. Pre-construction planning for these buildings requires careful attention to the Galleria's event calendar - major conventions at the Galleria Centre affect parking access and crane positioning for adjacent properties on specific dates.

Marietta Industrial Corridor (Dobbins Road, South Marietta Pkwy): The industrial and manufacturing base surrounding Dobbins Air Reserve Base includes buildings from the 1950s through the 1980s, many with large-footprint flat or low-slope roofs on built-up or early-generation EPDM systems. Many of these buildings have never been re-roofed, or went through one coating application that has now failed. Full replacement with current-code insulation and membrane is the right scope for most of these, and the scale of the buildings - 100,000 to 500,000+ square feet - makes pre-construction moisture assessment and sequencing planning critical.

Kennesaw / Barrett Parkway Corridor: The retail and light-industrial corridor along Barrett Parkway and Chastain Meadows Parkway in Kennesaw includes big-box retail anchors (Home Depot corporate is headquartered in nearby Vinings), strip centers, and a growing light-industrial and logistics park inventory from the 2000s and 2010s. Most of these buildings are on standard TPO or EPDM systems - the work here is largely maintenance, targeted repair, and approaching first-reroof cycles for the 2000s-vintage inventory.

Smyrna / Atlanta Road / I-285 West: The Smyrna commercial corridor includes a mix of older retail and light industrial along Atlanta Road and South Cobb Drive and the newer Cumberland area mixed-use and office development west of I-285. The older South Cobb Drive corridor includes 1970s and 1980s commercial buildings with aging BUR systems - replacement demand here is significant and growing.
