And the Piedmont granite base under the metro creates building movement that shows up as stress at mechanically attached lap joints over time, which is why we spec seam-widths and fastener patterns conservatively against the manufacturer's minimum design requirements.

We install TPO mechanically attached, fully adhered, or in rare cases ballasted, depending on building use, wind exposure, and the manufacturer's design package. Most Atlanta commercial TPO work is mechanically attached on tapered polyiso over metal deck - the configuration that handles the metro's wind exposure and thermal cycling at the lowest installed cost per square. 80-mil TPO costs approximately 15 to 20 percent more per square installed but extends warranty life with some manufacturers to 25 years, handles higher mechanical-traffic environments, and provides additional puncture resistance in buildings with frequent maintenance foot traffic to rooftop equipment. We specify 80-mil for buildings with heavy rooftop HVAC inventories requiring regular filter changes and belt replacements, for buildings with solar arrays where foot traffic is ongoing, and for owners who want the longest warranty term and are optimizing for lowest 30-year lifecycle cost rather than lowest first cost.

Mechanically attached: Most common in Atlanta. Membrane fastened with screws and plates through the membrane and insulation into the deck on a pattern designed against the building's wind-uplift requirement per IBC 2021. For most Atlanta suburban commercial buildings in Exposure B, this means 12-inch field-fastener spacing and 6-inch perimeter spacing, with corner zones at 4-inch spacing. Tall buildings or those near Hartsfield-Jackson's open exposure get the perimeter and corner zones recalculated against Exposure C or D criteria.
