A roof coating applied to the right substrate in Atlanta conditions extends service life 10 to 20 years at roughly half the replacement cost. Applied to the wrong substrate - wet insulation, failed seams, degraded membrane body - it delays replacement by 18 months and adds cost. We verify the substrate before we quote the coating.

Roof coatings have become one of the most oversold products in the Atlanta commercial roofing market. Walk any Perimeter Center or Cobb Galleria office park and you can find buildings where a coating was applied over wet insulation, over open seams, or over BUR systems that had no more than 2 years of service life left - buildings where the coating is now blistering, peeling, and failing at exactly the locations where the substrate was unfit. Those building owners paid 40 percent of replacement cost to delay the replacement by 18 months.

We do not apply coatings to roofs that cannot support them. Before we quote a coating, we pull moisture cores in representative locations and verify that insulation saturation is below the threshold that would void the coating manufacturer's warranty. We test seam adhesion and check flashing integrity. We assess the membrane body for condition issues - crazing, shrinkage, surface erosion - that indicate inadequate substrate condition. If the substrate cannot support a warranted coating, we say so and write the replacement scope instead.

Atlanta's climate makes silicone the dominant coating choice for most commercial applications. Silicone tolerates Atlanta's high humidity during application better than acrylic - acrylic coatings require dry substrate and low humidity for proper cure, conditions that are genuinely rare in Atlanta from April through October. Silicone also handles the metro's high-intensity rainfall better in service: silicone ponding resistance is a documented property of the material, while acrylic degrades in sustained ponded water. For buildings with legitimate ponding areas that cannot be regraded, silicone is the only warranted coating option most manufacturers will offer.

Moisture cores: We pull 5 to 10 cores in representative locations across the roof area, weighted toward zones with previous leak history, zones with visible membrane distress, and perimeter and drain areas where moisture infiltration is most common. In Atlanta, the high ambient humidity means even minor membrane imperfections allow moisture into the insulation stack - and once there, the insulation rarely dries out because Atlanta's summer humidity prevents evaporative drying. If more than 10 to 15 percent of cores read wet, most coating manufacturers will not issue a full warranty, and we do not recommend applying the coating.

Seam adhesion and condition: Mechanically attached TPO and EPDM seams in older Atlanta buildings - particularly the 45-mil systems installed across the Peachtree corridor and Sandy Springs office market in the early 2000s - experience seam stress from Piedmont geological movement and thermal cycling. A coating applied over an open or partially delaminated seam will fail at that seam within one or two Atlanta rainy seasons. We probe-test seams in suspect locations and specify seam repair as a pre-coating scope item where seam integrity fails the test.

Membrane body condition: TPO surfaces develop surface oxidation and micro-cracking over time that affects coating adhesion. EPDM surfaces require specific primer systems for silicone adhesion. BUR and modified bitumen surfaces need degreasing and surface preparation that varies by substrate age and condition. We specify the correct primer system for each substrate type - not a generic primer - and verify surface preparation compliance before coating application.
